Legal review by a notary (escribano). Check title and whether land or property is free of encumbrances

Preliminary contract (Boleto de Reserva), deposit to secure the property

Fees when buying a plot of land or a property in Uruguay
On average, transaction costs of around 7-8% of the purchase price are to be expected:
Notary fee - document check, preparation of purchase contract, calculation of taxes, notarization, entry in land register. - 3% is the regular percentage*
Register of documents / Stamp duties („Montepios“) - 0.55%
Real estate commission - 4% (3,28% + 22% VAT)**
Register and tax certificate fee - Ø U$ 600-800
Bank transfers, translations etc, if necessary - Ø U$ 500
Representative for power of attorney, if applicable - Ø U$ 350
Land / property transfer tax (ITP) - 2% of the taxable value (usually significantly lower than the actual market value)
*Thanks to our close contacts, in some cases we can offer a negotiation range for our client of up to 1,5%
**The seller also contributes 4%
